As far as mortgage is concerned, depending on the mortgage provider, most lenders will lend no more than 75% of the cost of the building plot, or around 60% of build costs. Some self-build mortgage specialists lend up to 95% of the value of land.

Rather than providing basic build insurance self - should you complete early - you should prefer the most comprehensive site insurance package at the lowest possible premium. However, you should do some study before completing the formalities for a tailored policy.
