Self Build Land Permmission |
There are two types of self build land for sale in terms of self build homes – self build land for sale with planning permission and land for sale without planning permission. Each type of land has pros and cons but at the end of the day it comes down to time and money.
It is not easy to find a self build land since there
are not many good land plots available, especially
since planning departments have to promote derelict
locations
and developers, as is their wont, snap them up quickly.
Keep in mind that land takes up to 35 per cent of the
total cost. Ideally, buy land that already has a house built. This
could be demolished before or after your self build
home is complete. If you do plan to demolish and build
on
the land you maybe restricted to building to the same
footprint as the previous dwelling. Planning permission for this residence will probably
have already been obtained. It is possible to obtain
further information about a property with the help
of the Internet. The Land Registry is online. You can
get
an address or title number or you can search a detailed
history and ownership of the property that includes
information on the land, planning permission and rights
of way for
a small fee. |
