Securing a piece of land is the first and the most important step in self build construction. Even though land for sale without planning permission is cheaper, it does carry an element of risk - in terms of self build it might be wise to consider this more of an investment rather than guaranteed building land.
But in the case of land with full detailed planning
permission - are the plans submitted what you had in
mind for your own self build? It may seem like a wise
buy, but this type of land is expensive. As soon as
Planning & Building Regulations (Warrant) approvals
have been granted, there a number of things that need
to be sorted out first. It may be necessary to create
an access and hard standing with crushed stone. If
you are having a lock-up this will need positioning. Both timber frame and masonry construction can be designed
to give extremely high levels of thermal insulation.
It will not happen unless you specify it and make it
clear to your architect or designer that this is what
you want to achieve. Also look at the location and the orientation of the house to ensure sunlight and shelter availability is optimized. |
